Your Utah Fall & Winter Home Maintenance Checklists

Utah's seasons change fast. One week it's 75 degrees, and the next there's snow on the benches. A few hours of upkeep in fall and winter protects your home, keeps your utility bills down, and saves you from expensive surprises in spring.
Below are two checklists made for Wasatch Front homes. Click the boxes as you go, or print this page and stick it on the fridge.
Fall Homeowner Checklist
Yard & Irrigation
- Blow out your sprinkler system. Have it blown out before the first hard freeze so water left in the lines doesn't crack pipes or valves. Many Utah secondary water systems shut off around mid-October.
- Turn down your irrigation timers. Cooler days mean lawns need much less water. Shut the timer off once your system is drained.
- Disconnect garden hoses and shut off or insulate outdoor hose bibs (spigots).
- Aerate and fertilize the lawn with a winterizer to help roots get through the cold.
- Trim trees and shrubs away from the roof, siding, and power lines before heavy snow weighs branches down.
Roof, Gutters & Exterior
- Clean gutters and downspouts once most leaves have fallen. Make sure downspouts drain at least 4–6 feet away from the foundation.
- Check the roof for missing or lifted shingles and damaged flashing around chimneys and vents.
- Seal gaps around windows, doors, and siding with caulk and new weatherstripping.
- Winterize the swamp cooler if you have one: drain it, disconnect the water line, and put on a cover.
- Store or cover patio furniture, grills, and outdoor décor.
Heating & Safety
- Schedule a furnace tune-up before the first cold snap, when HVAC companies get busy.
- Change the furnace filter. Plan to check it every 1–3 months through winter.
- Have the chimney or fireplace inspected and cleaned if you burn wood.
- Test smoke and carbon monoxide detectors and put in fresh batteries.
- Flush the water heater to clear sediment. Utah's hard water builds it up fast.
Winter Homeowner Checklist

Snow & Ice
- Get your snow gear ready: shovels, ice melt (pet- and concrete-safe), and a snowblower that's been serviced and fueled.
- Clear sidewalks quickly. In Salt Lake City, homeowners must clear sidewalks on all sides of their property within 24 hours after snow stops. Check your own city's rules.
- Watch for ice dams and large icicles along the eaves. They often mean heat is escaping through the attic.
- Rake heavy snow off low-pitch roofs, carports, and patio covers after big storms.
- Keep the furnace exhaust and dryer vents clear of drifting snow.
Pipes & Plumbing
- Insulate exposed pipes in garages, crawl spaces, and along outside walls.
- During deep cold snaps, drip faucets on outside walls and open the cabinet doors under sinks.
- Know where your main water shutoff is so you can act fast if a pipe bursts.
- Leave the heat at 55°F or higher when you travel for the holidays or ski trips.
Indoor Air & Comfort
- Test for radon. Winter is the ideal time because windows stay closed. The Utah Department of Environmental Quality has a radon program with testing information.
- Upgrade to a higher-MERV furnace filter during inversion season to help with indoor air quality.
- Reverse ceiling fans to run clockwise on low to push warm air back down.
- Use a humidifier to fight Utah's dry winter air and protect wood floors and trim.
- Check the attic for proper insulation and signs of moisture or frost.
Emergency Ready
- Stock a home kit: flashlights, batteries, water, blankets, and a few days of food in case of power outages.
- Keep a winter kit in each car for canyon drives and I-80 or I-15 delays.
- Review your homeowner's insurance for water and freeze damage coverage.
Why it matters for your home's value
Small tasks like sealing gaps, servicing the furnace, and keeping water away from the foundation prevent the problems that show up on inspection reports. Whether you plan to sell next spring or stay for decades, a well-kept home holds its value.

Top 2026 Housing Markets for Buyers and Sellers
Top 2026 Housing Markets for Buyers and Sellers

Who doesn’t love a top 10 list? Well, here are two top 10 lists for the housing market this year. But before you take a look, there’s something you should know.
If a move is on your radar for 2026, here’s the most important thing you need to understand upfront: there isn’t one housing market this year – there are many.
Experts agree 2026 is shaping up to be one of the most geographically split housing markets in years. Some areas are tilting in favor of sellers, while others are opening real doors for buyers. Who has the advantage depends almost entirely on where you are. Selma Hepp, Chief Economist at Cotality, puts it this way:
“Looking ahead to 2026, regional differences will remain pronounced, with demand favoring areas that offer both economic opportunity and relative affordability.”
To show just how divided the landscape is, here’s a look at where sellers are expected to have the upper hand, and where first-time buyers may finally find their opening this year.
Where Sellers Are Poised To Win Big in 2026
Zillow identified the following metros as some of the strongest seller markets for 2026, based on buyer demand, pricing momentum, and how quickly homes are expected to sell:
In markets like these, buyers are going to be competing for limited inventory, which gives sellers more leverage.
Homeowners in seller’s markets this year can expect:
- Stronger buyer interest
- Shorter time on market
- Better odds of selling close to (or above) asking price
That doesn’t mean every listing is guaranteed success. But it does mean sellers who prepare well and lean on an agent’s expertise should be very happy with their results in 2026.
Markets Where There’s More Opportunity for First-Time Buyers
On the flip side, here’s a look at where buyers have the power – in particular, first-time buyers, since they’ve had the hardest time breaking into the market lately. Realtor.com highlights the top metros where first-time buyers are expected to have better opportunities in 2026:
These markets stand out for a mix of:
- More affordable home prices
- Better housing availability
- Strong local amenities and economic health
For first-time buyers, that combination matters. It’s what could finally turn “someday” into “this could actually work.” In buyer’s markets, they should expect:
- Less intense competition
- More room to negotiate
- A clearer path to getting an offer accepted
What Matters More Than Any Top 10 List
Not seeing your city on the list? Don’t stress. This is just a national snapshot, not a judgment on your local market. The goal here is just to show you how different the market really is depending on where you are.
And remember, you can buy or sell no matter how your local market leans. You just need an agent’s help to figure out the right strategy to get it done. For example:
- A seller in a more buyer-friendly metro may need to be aggressive on their price and prep.
- A buyer in a seller-leaning area may still need to come prepared with their best offer.
To find out where your market falls and what you should expect, you’ll want the help of a local expert.
Bottom Line
The housing market in 2026 isn’t one-size-fits-all. It’s a year where local conditions matter more than ever.
Whether your market leans more buyer-friendly or seller-friendly, the right strategy can put you in a strong position. And that’s where a local expert comes in. Let’s connect.

January Buyers

You may not want to put your moving plans into hibernation mode this winter, because the savings this time of year are real.
LendingTree found January buyers paid about $23k less than May buyers for the same size home.
And that’s largely because the price per square foot drops off in the winter due to less buyer competition.
That’s only one of the perks of buying now versus waiting until the busier spring season.
Curious what acting now could save you in our market? Let’s talk.
