Who doesn’t love a top 10 list? Well, here are two top 10 lists for the housing market this year. But before you take a look, there’s something you should know.

If a move is on your radar for 2026, here’s the most important thing you need to understand upfront: there isn’t one housing market this year – there are many.

Experts agree 2026 is shaping up to be one of the most geographically split housing markets in years. Some areas are tilting in favor of sellers, while others are opening real doors for buyers. Who has the advantage depends almost entirely on where you are. Selma Hepp, Chief Economist at Cotality, puts it this way:

“Looking ahead to 2026, regional differences will remain pronounced, with demand favoring areas that offer both economic opportunity and relative affordability.”

To show just how divided the landscape is, here’s a look at where sellers are expected to have the upper hand, and where first-time buyers may finally find their opening this year.

Where Sellers Are Poised To Win Big in 2026

Zillow identified the following metros as some of the strongest seller markets for 2026, based on buyer demand, pricing momentum, and how quickly homes are expected to sell:

In markets like these, buyers are going to be competing for limited inventory, which gives sellers more leverage.

Homeowners in seller’s markets this year can expect:

Stronger buyer interest

Shorter time on market

Better odds of selling close to (or above) asking price

That doesn’t mean every listing is guaranteed success. But it does mean sellers who prepare well and lean on an agent’s expertise should be very happy with their results in 2026.

Markets Where There’s More Opportunity for First-Time Buyers

On the flip side, here’s a look at where buyers have the power – in particular, first-time buyers, since they’ve had the hardest time breaking into the market lately. Realtor.com highlights the top metros where first-time buyers are expected to have better opportunities in 2026:

These markets stand out for a mix of:

More affordable home prices

Better housing availability

Strong local amenities and economic health

For first-time buyers, that combination matters. It’s what could finally turn “someday” into “this could actually work.” In buyer’s markets, they should expect:

Less intense competition

More room to negotiate

A clearer path to getting an offer accepted

What Matters More Than Any Top 10 List

Not seeing your city on the list? Don’t stress. This is just a national snapshot, not a judgment on your local market. The goal here is just to show you how different the market really is depending on where you are.

And remember, you can buy or sell no matter how your local market leans. You just need an agent’s help to figure out the right strategy to get it done. For example:

A seller in a more buyer-friendly metro may need to be aggressive on their price and prep.

A buyer in a seller-leaning area may still need to come prepared with their best offer.

To find out where your market falls and what you should expect, you’ll want the help of a local expert.

Bottom Line

The housing market in 2026 isn’t one-size-fits-all. It’s a year where local conditions matter more than ever.

Whether your market leans more buyer-friendly or seller-friendly, the right strategy can put you in a strong position. And that’s where a local expert comes in. Let’s connect.

You may not want to put your moving plans into hibernation mode this winter, because the savings this time of year are real.

LendingTree found January buyers paid about $23k less than May buyers for the same size home.

And that’s largely because the price per square foot drops off in the winter due to less buyer competition.

That’s only one of the perks of buying now versus waiting until the busier spring season.

Curious what acting now could save you in our market? Let’s talk.

Spring gets all the attention, but it’s not always the best time to sell a house. Yes, more buyers show up, but so do a lot of other sellers.

Winter is different. With fewer homes on the market, your house has a much better chance of standing out. And that one advantage can make a big difference.

Winter Is When Your Listing Stands Out

History shows the number of homes for sale tends to drop during the winter months. It’s a trend that’s predictable almost every year.

Data from Realtor.com shows this pattern clearly. Inventory dips in the winter (the green circles in the graph below), then climbs again as soon as spring approaches:

And based on the latest data available, it looks like that pattern may be true again in 2025. The graph shows the supply of homes for sale is starting to come down as we head into the end of the year. And if history is any indicator of where it goes next, it’ll continue to fall just like it usually does.

Here’s why knowing this gives you an edge.

While inventory is higher now than it’s been in the last few years, there are still not as many homes for sale as there’d be in a normal market (2017-2019). And we may even be poised for inventory to dip a bit as the weather cools.

That gives you an opportunity. If you work with an agent to list now, you’ll sell while other homeowners are taking their homes off the market and before the number of homes for sale climbs this spring.

Less competition from other sellers now = more attention on your house this season.

Why wait until everyone else lists in the spring when you can get ahead of the crowd?

Winter Buyers Are Serious Buyers

Another big perk is the buyers looking right now usually need to move.

They’re not just browsing for fun. They’re relocating for work, dealing with a lease ending, making a big life change, or simply ready to move forward sooner rather than later. As U.S. News explains:

“. . . buyers who are trudging through wintry weather often have a good reason for being out in the cold – they need to move. Whether it’s a relocation for a new job, a divorce or the arrival of a new baby, buyers who brave the elements are usually serious and able to make quick decisions.”

That means fewer weekend wanderers and more highly motivated, qualified buyers walking through your door.

And since we know inventory usually drops this time of year, odds are they’ll have a little less to choose from compared to the fall. If you price and prep your house right, maybe your house will be the one that catches their eye.

Bottom Line

Winter might not get the same buzz as spring, but that’s exactly why it works in your favor. Less competition from other sellers, more motivated buyers, and a chance for your house to truly stand out.

If you’re thinking about selling, this season can give you a real advantage. Let’s connect and talk through what listing now could look like for you.

New home construction today is giving buyers something it feels like they haven’t gotten much lately: a real shot at both the home they want and the deal they need. More brand-new options are on the market right now, and builders are rolling out incentives that make these homes more affordable than many people expect.

It’s a combination that doesn’t come around often – and it’s putting buyers in a surprisingly strong position this season. Here’s why this moment matters and why it’s worth partnering with your own local agent to take advantage of it.

1. More New Homes Are Available Now – and That May Not Last

There’s more new construction on the market today than normal. And for buyers, that means:

More cutting-edge communities

More move-in-ready homes

More floor plans to pick from

More upgraded designs and modern features

But that variety may not last.

Data from Zonda shows that even though it feels like new homes are popping up just about everywhere, builders have actually started pulling back. The number of starts (that’s when builders break ground) has been slowly but steadily declining over the past few years. And that’s good because it prevents overbuilding nationally.

But here’s the real insight that can give you an edge. Forecasts show that slight downward trend should continue next year (see graph below):

It’s a signal that the new inventory we have now may be your widest pool of all-new options for a while.

Today, Redfin says roughly 1 in 3 homes (27%) on the market are new builds. That’s higher than the norm, but the lowest share in four years. And it makes sense based on the graph above.

That means if you want more options to choose from, now’s the time to look.

And if you’re wondering: why the pullback? It’s simple. Since there are already more new homes for sale than usual, builders want to focus on selling down the supply they already have on the market rather than adding more new homes. And that leads to point two.

2. Builder Incentives Just Hit an All-Time High

Here’s where things get even better for buyers. To make sure the inventory they have now keeps moving, builders are offering incentives at levels not seen in years – and many of those perks directly help buyers with affordability. Buyers today are getting:

Lower Prices: Builders are dropping the prices on their brand-new homes to draw in buyers.

Help with Closing Costs: Some builders are covering thousands of dollars in fees to reduce the upfront cost of buying.

Extra Upgrades: Think premium finishes, appliance packages, and designer features, all added at no extra cost.

Mortgage Rate Buydowns: This is when the builder pays to get you a lower mortgage rate, which reduces your monthly payments and helps with affordability.

But you don’t have to be lucky to see these types of perks. The truth is, the vast majority of builders are offering advantages like these right now. According to the National Association of Homebuilders (NAHB) 65% of builders say they’re using some type of sales incentive and:

“. . . 41% of builders reported cutting prices in November, a record high in the post-Covid period and the first time this measure has passed 40%.”

That’s a big deal. It shows how willing builders are to negotiate right now.

And if you look closely at the graph, you’ll notice the use of incentives typically falls in the early part of the year, as buyer demand rises going into the spring. So, you have an edge if you act now. This may be your ideal window to find the most options and better prices.

If you lean on your own agent and you’re savvy about what you ask for, you could walk away with some of the best perks buyers have seen in years. And when every dollar counts and any incentive helps your bottom line, that’s worth looking into.

More options and more savings = an offer too good to pass up.

Bottom Line

With most builders offering generous incentives and a wider selection of new homes for sale, buyers may be looking at one of the best times in years to buy a new build.

Let’s connect if you want to know which communities, builders, and incentives offer the most value today. Having your own agent (not the builder’s representative) makes the sale and negotiation process that much easier for you.

If you could have a brand-new home for less than you may expect, would you be interested?

In recognition of National Homeowner Month, it’s essential to shed light on the multifaceted value that homeownership brings to individuals, families, and communities at large. This observance not only celebrates the achievement of owning a home but also delves deeper into understanding how this significant milestone can enhance personal wealth, provide stability, and contribute to the broader economic well-being of our society. As we navigate through this commemorative month, it’s crucial to explore the various dimensions that make homeownership a vital component of the American dream and a key driver in elevating the overall quality of life.

Future Trends In Homeownership And Their Value Proposition

As we look towards the future of homeownership, several promising trends emerge that not only enhance the value proposition of owning a home but also redefine it for the next generation. Among these, the integration of smart home technology stands out, offering homeowners unprecedented levels of convenience, security, and energy efficiency. Smart thermostats, security cameras, and automated lighting systems are no longer novelties but necessities for a modern home, significantly increasing its market value and appeal. The gradual shift towards sustainable living also plays a crucial role, with more homeowners seeking energy-efficient appliances, solar panels, and eco-friendly materials. These advancements not only contribute to a healthier environment but also promise long-term cost savings, making sustainability a compelling component of the value proposition of homeownership.

Furthermore, the rise of remote work has sparked a profound change in the housing market, with demand for home offices and flexible living spaces becoming more pronounced. This trend underscores the increasing importance of adaptability in residential spaces, encouraging homeowners to think beyond traditional layouts and consider how their homes can serve multifaceted purposes. Additionally, community-oriented developments are gaining traction, offering residents shared amenities and spaces that foster a sense of belonging and support. This shift towards creating more holistic living environments highlights the evolving expectations from homeownership, where the value is not only derived from the physical property but also from the lifestyle and community it provides. As these trends continue to develop, they promise to significantly influence the perception and economics of owning a home, making it more appealing and sustainable for future generations.

The Impact Of Homeownership On Personal And Community Growth

The impact of homeownership extends far beyond the confines of an individual property, significantly influencing both personal development and community growth. On a personal level, becoming a homeowner instills a profound sense of stability and security. This stable foundation often encourages homeowners to invest in their future through home improvements and expansions, leading to personal financial growth over time. Furthermore, homeownership is intrinsically linked with increased engagement in community affairs. Homeowners, having a vested interest in the welfare of their surrounding environment, are more likely to participate in local organizations, attend community meetings, and support neighborhood projects. This heightened level of engagement not only fosters a strong sense of community but also contributes to the overall safety and improvement of neighborhood standards.

Moreover, the ripple effects of homeownership on community development are substantial. Economically, homeowners contribute to the local economy through property taxes, which fund public projects and services such as schools, parks, and emergency services, thereby enhancing the quality of life within the community. Additionally, stable homeownership rates tend to attract businesses, leading to job creation and further economic growth. On a broader scale, communities with high homeownership rates often experience higher educational attainment levels among youth, lower crime rates, and improved health outcomes, underscoring the critical role that homeownership plays not just in individual lives but in the collective well-being of communities. Thus, the importance of promoting and supporting homeownership opportunities cannot be overstated, as it represents a key pillar in the foundation of a thriving, resilient society.

Strategies For Enhancing Home Equity During National Homeowner Month

National Homeowner Month serves as a pivotal reminder for homeowners to focus on elevating the value of their investment. One effective strategy for enhancing home equity is through targeted renovations and upgrades. Prioritizing improvements that offer the highest return on investment, such as kitchen and bathroom remodels, can significantly boost a property’s market value. Additionally, enhancing curb appeal through landscaping and external refurbishments not only attracts potential buyers but also contributes to the overall neighborhood value, fostering a positive cycle of property valuation growth. It’s important for homeowners to carefully plan these projects, considering both current trends and timeless designs to ensure that their investments yield fruitful returns over time.

Another critical aspect of maximizing home equity lies in strategic financial management. Homeowners can explore refinancing options to secure lower interest rates, reducing monthly payments and thus allowing more of their funds to be allocated towards principal repayment rather than interest. Regularly reviewing and adjusting homeowners’ insurance to ensure adequate coverage at competitive rates is also essential, protecting the homeowner’s investment while avoiding overpayment. Moreover, additional strategies such as making extra mortgage payments or dedicating lump sum payments towards the mortgage principal can significantly decrease the loan balance and build equity faster. By adopting a multifaceted approach towards both physical property enhancements and astute financial strategies, homeowners can significantly enhance their home’s equity, capitalizing on the benefits that National Homeowner Month encourages.

Understanding The Significance Of National Homeowner Month

National Homeowner Month stands as a pivotal time to reflect upon and celebrate the fundamental role that homeownership plays in society. It’s a period dedicated to acknowledging the expansive benefits that owning a home can bring to individuals, families, and communities at large. Beyond the surface level of having a physical place to call one’s own, homeownership is deeply intertwined with financial stability, personal well-being, and community development. It encourages long-term investment in neighborhoods, fosters a sense of belonging and community engagement, and serves as a critical engine for economic growth. By focusing on the celebration and understanding of these aspects, National Homeowner Month elevates the value of owning a home, spotlighting the myriad ways it enriches lives and strengthens societal fabric.

This month also serves as an opportune moment for stakeholders in the housing industry—ranging from policymakers to financial institutions, and from non-profit organizations to homeowners themselves—to come together and address the challenges facing prospective homebuyers. It sheds light on the importance of affordable housing, accessible financing options, and educational resources for those navigating the home buying process. In doing so, National Homeowner Month not only commemorates the achievements of current homeowners but also underscores the collective responsibility to ensure that the dream of homeownership remains attainable and inclusive for all segments of the population. This unified approach is essential in dismantling barriers to homeownership and in reinforcing its status as a cornerstone of the American Dream.

As National Homeowner Month draws to a close, we are reminded of the profound significance homeownership holds, not just as a personal achievement but as a cornerstone of community development and economic stability. The exploration of future trends has illuminated the evolving value proposition of owning a home, emphasizing the importance of adaptability and informed decision-making in this dynamic landscape. We’ve seen how homeownership fosters personal and community growth, underscoring its role as a powerful tool for building a more cohesive, resilient society. Moreover, the strategies discussed for enhancing home equity not only empower homeowners to maximize their investment but also contribute to the broader narrative of economic empowerment. Understanding the significance of this month goes beyond mere recognition; it is a call to action for current and prospective homeowners alike to embrace the opportunities and responsibilities that come with homeownership, ensuring its benefits are fully realized for generations to come.

In the dynamic realm of real estate, the allure of staged properties often captivates potential buyers, presenting spaces in their most attractive light and promising a dreamlike living scenario. However, beneath the meticulously curated surfaces and strategically arranged décor, hidden risks lurk that can significantly impact the unwary buyer. This article delves into the critical aspects buyers must consider before committing to a staged property, illuminating the potential pitfalls that lie beyond the aesthetic appeal. Understanding these risks is paramount in making an informed decision, ensuring that what appears to be a perfect home does not become a regrettable investment.

Practical Strategies For Diligent Property Evaluation

When considering the purchase of a staged property, it is crucial for buyers to go beyond the surface appeal and conduct a thorough evaluation to uncover any hidden flaws or risks. One effective strategy is to request a detailed disclosure from the seller regarding any past issues with the property, including structural damages, mold problems, or any significant repairs that have been carried out. This transparency allows buyers to understand the property’s history before proceeding with the purchase. Additionally, hiring an independent home inspector who has no vested interest in the sale can provide an unbiased assessment of the property’s current condition. These professionals can delve deeper into inspecting the foundation, roofing, electrical systems, plumbing, and other critical areas that are often disguised by staging.

Moreover, buyers should not shy away from asking pointed questions directly to sellers or real estate agents. Inquiring about the age of home systems, such as the HVAC system, water heater, and appliances, can provide insight into potential upcoming expenses. It is also beneficial to visit the property at different times of the day or during various weather conditions to observe any changes in lighting, noise levels, or water drainage issues that may not be apparent during the initial visit. Taking the initiative to investigate the neighborhood and speak with neighbors can also uncover valuable information about the community’s dynamics, local amenities, and any past incidents related to the property. By employing these practical strategies for diligent property evaluation, buyers can significantly mitigate the risks associated with purchasing staged properties, ensuring a more informed and confident investment decision.

The Cost Implications Of Overlooking Staged Property Risks

When considering the acquisition of a staged property, prospective buyers must be acutely aware of the potential financial pitfalls that may not be immediately apparent. The essence of staging is to present the property in its best light, often making space appear more functional, spacious, or luxurious than it might realistically be when inhabited. This illusion can lead to an overestimation of the property’s value, compelling buyers to pay a premium over what the property is truly worth. Furthermore, the costs associated with potential repairs and modifications that were cleverly obscured by staging techniques can come as an unwelcome surprise to the new homeowners. Items like high-end furniture and decor, which are not typically included in the sale, contribute to an inflated perception of the property’s value, potentially skewing the buyer’s budget and financial planning.

Beyond the initial purchase price, the long-term financial implications of overlooking staged property risks can be substantial. For instance, a staged home might cleverly disguise the need for costly repairs or upgrades, which become the homeowner’s responsibility post-purchase. The cosmetic enhancements performed during staging may cover up issues such as poor plumbing, structural problems, or outdated electrical systems, leading to significant investment needs shortly after acquisition. Additionally, the buyer may find themselves needing to purchase additional furniture or make modifications to accommodate the reality of living in the space, as opposed to the staged fantasy. These unforeseen expenses add up, impacting the overall budget and potentially stretching the homeowner’s financial resources thin. Recognizing these risks ahead of time allows buyers to negotiate more effectively, possibly including inspection contingencies, warranties, or price adjustments to account for the property’s true condition and the realities of transforming a staged space into a lived-in home.

Identifying Deceptive Practices In Property Staging

When considering the purchase of a staged property, it’s crucial for buyers to recognize that while staging can enhance the aesthetic appeal of a home, it may also serve to obscure potential issues. Deceptive practices in property staging can range from simply using furniture to draw the eye away from imperfections to more concerning tactics like strategically placing rugs or artwork to cover damages. Lighting, an essential element of staging, can be manipulated to make rooms appear more spacious and hide flaws. These tactics, while effective in showcasing the property in a favorable light, can mislead buyers about the true condition of the home.

To navigate the intricacies of identifying these deceptive practices, buyers should adopt a meticulous approach during property inspections. Requesting to see the property without the staging elements or asking to inspect the areas concealed by furniture and décor can offer more insight. It is advisable to hire a professional home inspector who is skilled at spotting problems that may not be visible during a casual walk-through. Additionally, being vigilant about the overall maintenance and asking pointed questions about the history of repairs can uncover issues that are not immediately apparent. Recognizing the difference between genuine aesthetic enhancements and manipulative staging techniques is pivotal in making an informed purchasing decision.

Understanding The Allure Of Staged Properties

Staged properties, meticulously adorned and strategically arranged, are designed to showcase a home’s potential and enhance its aesthetic appeal. This marketing tactic leverages the power of first impressions, transforming empty spaces into inviting homes where prospective buyers can envision their future life. Staging highlights a property’s strengths while minimizing its flaws, often leading to quicker sales and potentially higher offers. The allure of staged properties lies in their ability to connect emotionally with buyers, presenting a polished, aspirative vision of a space that feels both luxurious and attainable. This emotional connection can significantly influence decision-making processes, nudging buyers towards making an offer based on the idealized lifestyle the staging suggests.

However, the very aspects that make staged properties appealing can also mask potential issues. The strategic placement of furniture, art, and decor is not random but purposefully designed to draw the eye away from less desirable features or defects in the property. For instance, a cleverly positioned rug might be concealing damaged flooring, or attractive wall art might divert attention from structural issues. Lighting, too, is often used to create a warm and welcoming ambiance but can be strategically installed to obscure dim areas or highlight certain parts of a room while leaving others in shadow. Buyers, therefore, might find themselves charmed by the superficial appearance of a home without fully considering its practical or structural aspects. This veneer of perfection makes it crucial for potential buyers to look beyond the aesthetic appeal and undertake thorough inspections and evaluations to uncover any hidden flaws or issues that could impact the property’s value or livability in the long term.

In conclusion, while staged properties undeniably present an appealing façade that attracts numerous buyers, it’s crucial for potential homeowners to approach these investments with a discerning eye. By employing practical strategies for diligent property evaluation, understanding the cost implications of overlooking staged property risks, identifying deceptive practices in property staging, and comprehending the allure of such homes, buyers can safeguard their investments and make informed decisions. Arming oneself with knowledge and a critical perspective ensures that the allure of staging doesn’t cloud the reality of what you’re purchasing, thereby turning a seemingly perfect buy into a sound and wise investment.
